Roof inspection in Budleigh Salterton

A roof inspection in Budleigh Salterton, where large, long-held Victorian and Edwardian houses and outlying thatch make regular checking worthwhile.

Substantial houses, held for decades

Budleigh has an unusual housing stock for a coastal town: relatively little packed terrace and a great deal of substantial detached property in its own grounds, much of it Victorian and Edwardian, with bungalows on the higher ground behind the town. Long ownerships are the defining feature: houses are held for decades rather than traded, which means a great many roofs have not had anything done to them for a long time.

That pattern of long ownership also means a lot of Budleigh's houses have had incremental changes over the years rather than a single major renovation, an added conservatory here, a converted loft there, each one adding a roof junction that postdates the original build by a different number of years.

Older roofs and thatch on the outskirts

A slate roof at seventy or eighty years old is at the stage where nail fatigue starts producing slipped slates one at a time, and the larger plots typical of Budleigh mean more roof than the front elevation suggests: coach houses, garden rooms and Victorian conservatory roofs all add planes that rarely get looked at.

Head inland towards East Budleigh and Otterton and thatch becomes common. The ridge is the whole question there, wearing out long before the main coat and rotting it from the inside where nobody can see, which an inspection shows clearly without a scaffold or a long ladder against a soft roof.

Bungalow roofs on the higher ground behind the town are generally younger than the Victorian core but still worth their own check, since a shallow bungalow pitch gives less margin for a fixing failure than the steeper Victorian roofs closer to the seafront.

Exposure without the full seafront battering

Budleigh's position gives it real weather without the unbroken exposure Exmouth takes directly off the Channel, which means fixings age more slowly here but still age. For a long-held property, an inspection every few years is a reasonable way of catching nail fatigue before it becomes a run of slipped slates rather than a single one.

Booking it in

For a large plot with several separate roofed structures, coach house, garden room and main house among them, it is worth listing them all when booking so the visit covers every roof plane in a single trip rather than only the one that prompted the enquiry.

Given how many Budleigh properties have been in the same family for decades, an inspection is often the first one that roof has had in years, and the report is written accordingly, covering everything rather than assuming familiarity with any prior finding.

For a thatched property inland towards East Budleigh or Otterton, the same every-couple-of-years pattern that suits Exminster and Ide applies here too, and booking on that kind of schedule rather than waiting for a visible problem is the more cost-effective approach over the life of a thatched roof.

Budleigh's quieter pace outside the main summer months makes it a straightforward town to arrange a visit in at short notice, without the seasonal access pressure that affects some of the busier resort towns further along this coast.

What the report is used for here

For a long-held property, the report is often used to settle a question that has been informally discussed for years without ever being properly checked, giving the family or the owner a specific answer to act on rather than continuing to guess.

Behind the survey

What Budleigh Salterton clients are actually buying

Seven areas, checked in order

Tiles and slates, ridges and hips, valleys, flashings, chimney stacks, gutters and outlets, and any flat section, checked in the same order on every property where they apply.

CAA registered

Operator ID and Flyer ID held, plus the A2 Certificate of Competency. Every flight is planned to the rules that apply to the site, and the paperwork is available before the visit if a solicitor, agent or insurer needs it.

100 megapixel camera

A DJI Mavic 4 Pro with a Hasselblad camera and 6K video. The resolution is what lets the inspection stand off the building at a safe distance and still show a hairline crack in a single tile.
